Tri7 offloads Crawley office purchased during lockdown

Tri7, a UK value-add real estate investment and asset management specialist, has completed the sale of a freehold Grade A office and laboratory HQ in Crawley, near London, to a private overseas investor.

Tri7 acquired the 33,384 ft2 (3,100 m2) workspace, known as Atrium Court, in summer 2020 during the first Covid lockdown in the UK.

Since then, Tri7 has completed its business plan for the asset, including a significant capex programme and agreeing the largest lease in the Sussex town since the pandemic.

The property was sold for £5.85 mln (€7 mln), representing a net initial yield of 8%.

Fully let on a 10-year lease to fuel cell manufacturer Bramble Energy, as its office and research laboratory HQ, Atrium Court is located in Tilgate Forest Business Park.

Adjacent to Junction 11 of the M23 motorway leading to London and Gatwick Airport, Atrium Court benefits from three mainline train stations that provide access to London and the south coast, including towns and cities such as Brighton.

Crawley is an emerging life sciences and research & development hub, with Crawley Council in the process of developing the Crawley Innovation Centre, set to launch in Q4 2023, a 10-minute drive of Atrium Court, while nearby occupiers include Thales, TGI Life Sciences, Bard Medical, and KPMG.
