Swiss Life France has acquired a stake in the La Marseillaise office scheme from Constructa and Vinci.
The office tower, which is being developed by Constructa in Marseille's Euroméditerranée district, will reach 31 floors and 135 metres in height on its completion in mid-2018.
'This acquisition strengthens our presence in regions and in particular on one of the major development projects of Marseille, the iconic Euroméditerranée,' concludes Frédéric Bôl, CEO of Swiss Life REIM (France).
Swiss Life joins a pool of investors which includes Caisse d'Epargne Provence Alpes Corse and Caisse des Dépôts.
Designed by Jean Nouvel, the tower comprises 38,000 m² of offices and services, a 1500-seat shared cafeteria, a nursery with 26 cribs, a concierge, 5 commercial units and the Sky Center business and event centre on the top floor.
La Marseillaise will be able to host around 2500 workers, and is designed to achieve HQE Excellent and LEED Gold certifications. 70% of the space has already been rented with long-term leases to the Aix-Marseille-Provence Métropole, Orange, CEPAC, Constructa and the World Trade Center Marseille-Provence.
King & Wood Mallesons, notary Wargny-Katz and Fairway advised the seller.
The purchaser was advised by Clifford Chance, notary KL & Associates and Mazars.
