Spanish hotel market adds over 2,500 rooms in H1 2022

The Spanish hotel market has added around 2,585 rooms in the main Spanish cities during H1 2022, with the opening of eleven four and five-star hotels, according to CBRE data.

Madrid led with the openings of the Ocean Drive (4*), The Madrid Edition (5* GL) and the Thompson Hotel Madrid (4*).

The Balearic Islands, with the TRS Ibiza Hotel (5*) and The Standard Ibiza (5*), and Marbella, with Club Med Magna Marbella Resort (4*) and the Hard Rock Hotel Marbella (5*), both saw two new additions.

The list also includes The Hoxton Barcelona (4*) in Barcelona, the Hotel Querencia de Sevilla in Seville (5*), Radisson Collection Gran Vía (5*) in Bilbao and Protur Biomar Sensatori Resort (5*) in Mallorca.

According to Jorge Ruiz, head of Hotels Iberia at CBRE, said: ‘Hotels is the third segment that has received the most real estate investment in the first half of the year, behind Living and Retail. It is undoubtedly a sector that continues to grow at a good pace in our country and is once again attracting the attention of major brands. In addition, this sector is tending towards more luxurious and comfortable options, focused on a more demanding client and with greater capital. Little by little we will see how boutique hotels and high-end options are being promoted.’

Real estate investment in the hotel sector was 57% higher year-on-year, reaching €1.7 bn, the best performance in a first half for the past five years.

Increasingly ESG criteria is a factor for hotel groups when designing and building new hotel projects.

One such example is the ME Barcelona, where 100% of the hot water is produced using the hotel's own energy.
