Perial picks up French office for €68m

French asset manager Perial has acquired an office in West Paris for €67.7 mln from French peer La Française.

Located in the Rueil-sur-Seine office area Rueil 2000, the R Com building has been purchased on behalf of Perial's SCPI PF Grand Paris and the PFO2 SCPI managed by La Française.

The fully-refurbished and 100% let office building is composed of five floors totalling 9,300 m2 and includes 154 parking spaces. It is positioned a three minute walk from the RER A station Rueil-Malmaison and carries a Breeam Very Good, BBC Effinergie Rénovation and HQE certificates.

R Com is fully let to two tenants, Neopost and Matmut, for which it serves as the Ile-de-France regional headquarters.

'With this acquisition, PF Grand Paris and PFO2 are pursuing their investment strategy in the West Paris region in the most promising markets,' said Yann Guivarc’h, Perial CEO.

'We are convinced of the strong attractiveness of this location, offering to users a quality mixed environment in the heart of the city, in front of the RER. This building offers a good pooling of rental risk and an attractive return for our SCPIs,' Guivarc’h added.

Perial was advised by Oudot on the legal aspects and Moreau Experts on technical matters. The transaction was financed by LCL. The seller, La Française, was advised by Strategies & Corp and 14 Pyramides.
