Herpain Urbis has sold the Solaris in Brussels to Fidentia Real Estate Investments’ specialised investments vehicle Fidentia Green Buildings. CB Richard Ellis (CBRE) advised the vendors. The Solaris represents a new trend in sustainable building. Designed by architectural firm Assar, the building is scheduled for completion in the first quarter of 2009 and will be one of the first buildings conforming to environmental certification standards expected to be adapted in the EU in 2009.

Designed by architectural firm Assar, the building is scheduled for completion in the first quarter of 2009 and will be one of the first buildings conforming to environmental certification standards expected to be adapted in the EU in 2009.
The building will consist of 13,706 m2 of office space, 399 m2 of multipurpose underground floor area and 728 m2 of underground archival space. Prime rental levels in the decentralised office district will be raised by the asking price of EUR 225 per m2. According to a recent CBRE survey two thirds of tenants were found willing to move to a more energy-efficient structure over the next five years while only 10% were ambitious enough to move to an entirely ecological building. The results also showed that larger companies were more intent on following ecological policies.
Maxime Xantippe, managing partner at CBRE, commented: ‘This transaction is a first marker in the progressive conversion of the Belgian real estate offer towards a more sustainable portfolio.’
