Logistics developer and investor Scannell Properties has acquired a 3-hectare site in Conflans-Sainte Honorine on the outskirts of Paris where it will speculatively develop a 10,000 m2 logistics warehouse.

The site is located in a prime position, just 25 minutes from the Boulevard Périphérique, the main Paris ring road, and alongside the N184 main road which connects the A15, A115 and A16 motorways.

Said Hugues Desbarrières, Scannell's director of development, France: 'The rise of e-commerce has created a surge in demand for smaller last-mile logistics units within existing industrial areas that have easy access to large cities and end-consumers.

'Our new development at Conflans-Sainte-Honorine fits these requirements perfectly; offering high quality, flexible space in close proximity to Paris.'

The new logistics platform, designed by architectural firm Atelier M3, will meet international-standard Class A specifications and will comprise 8,283 m2 of warehouse and logistics space on the ground floor, with the option to split into three smaller units. A further 1,715 m2 of office and recreational space will be located on a mezzanine level.

The free height of 10.6 metre and the four to seven dock doors on each of the three units will allow the future tenants full flexibility between its allocations to storage space and flow of goods depending on its business requirements.

The site will also provide parking space for 22 heavy goods vehicles and a separate car park with capacity for 110 cars, 10% of which will be equipped with electric charging stations.

Scannell said it would be exceeding current French requirements by installing 500kWp of photovoltaic panels and collecting all rainwater which will be treated and stored on site via a specially built 720 m2 basin. The project is targeting a Very Good BREEAM environmental certification.

In order to maximise land usage, Scannell has agreed to sell a part of the land to Une Pièce en Plus (a subsidiary of the Safestore Group), who obtained planning permission at the beginning of December to develop a separate five-storey, 7,800 m2 self-storage unit.

Work on site will begin in February 2023 with the building completed in the first quarter of 2024.

CBRE identified the site on behalf of Scannell and has been retained as sole letting agents for the development. AXESS has been appointed general contractor for all building work.
