RANKING Logistics players dominate Top Developers ranking

The rising need for distribution facilities driven by the ongoing growth of e-commerce has led to an ever greater dominance of logistics specialists in PropertyEU's latest annual ranking of the Top Developers in Europe. 

The top five in the ranking are all focused on logistics, and between them delivered 5.7 million m2 of space in Europe over the three-year period from 2013-15.

Sydney-listed Goodman Group maintains its number one position in the ranking for the fifth consecutive year, after completing 1.93 million m2 in the review period, almost equal to the 1.98 million m2 which earned it the top spot in last year's ranking.

The ranking covers developments of over 5,000 m2 in Europe involving office, retail or logistics, but excludes residential and other types of space. The ranking is based on a three-year rolling period.

Prologis, the New York-listed global industrial space provider, moves up a notch to second place this year, having completed 1.2 million m2 from 2013 to end-2015, up markedly from the 814,700 m2 it delivered from 2012 to 2014.

Unibail-Rodamco leads in value terms
The ranking looks somewhat different based on a weighted value calculation. Logistics projects tend to involve a lot of space, but the value of each m2 delivered is lower than for one m2 of Grade A office space in a major city or a prime shopping centre scheme. Accordingly, PropertyEU has also ranked developers based on the European average investment volume per m2 across different asset classes for 2013-2015.

According to our calculations, Europe's largest listed real estate company Unibail-Rodamco leads overall in value terms after delivering 112,000 m2 of prime office space in Paris and 414,404 m2 of shopping centres, including the 99,480 m2 Mall of Scandinavia in Stockholm during 2015. The ranking is based on a weighted calculation whereby the total value of space delivered by the Paris-listed company in 2013-2015 comes to €2.9 bn.

Under this weighted calculation, retail development rates highest in value terms (5.8x), followed by office (4.5x) and industrial (o.8x).

Office specialists Hines and BNP Paribas Real Estate rank second and third respectively in our overall value ranking. Hines Europe completed 343,755 m2 of office space and over 77,000 m2 of retail with a total investment value of just under €2 bn over the review period. BNP Paribas Real Estate delivered the most office space overall between 2013 and 2015, (377,000 m2) with an estimated value of €1.696 bn. This was good for third place just behind Hines Europe.

Hamburg-based shopping centre developer-investor ECE comes in a very close fourth, based on a total value of €1.695 bn.

Goodman is ranked 5th in the weighted ranking with an estimated value of €1.5 bn for its 1.9 million m2 of delivered logistics space.
